What contractors ask first

Are your drawings actually sealed, or do I need to find my own engineer?

Sealed. A Professional Engineer licensed in your state reviews the package, takes responsible charge, and applies their seal. You receive a submission-ready set — you don't need to source a local engineer separately.

Which states can you seal in?

All 50, through licensed engineers in each state. Florida, Texas, Arizona and California carry dedicated code coverage given the volume of pool work in those markets.

How long does sealing add to turnaround?

Typically two to three business days on top of drafting. Standard residential sets run about five business days end to end from approved markup.

What if plan review comes back with comments?

We address them and reissue the sealed set. Revisions arising from plan-review comments are included in the original scope.

Who is legally responsible for the sealed drawings?

The sealing engineer. They review the package, take responsible charge under their state licence, and carry professional liability for the sealed documents. JEBN produces the drawings and calculations that go into that review.

Do you provide digital or wet seals?

Digital seals where the jurisdiction accepts them, which is now most. Wet-sealed hard copies are available on request.

Can you seal commercial and public pools?

Yes. Commercial work carries additional review — Chapter 31B and Title 22 in California, FAC 64E-9 in Florida, TDLR and DSHS in Texas. Send the project type and we'll confirm the path.
